What To Expect From Our Agency?
We understand that moving homes is an incredibly stressful task. We are here to help you to find your next home and answer any question you may have. So when you move in you will know what local amenities are nearby, what are the neighbours like, what are your contract terms, what is the policy on pets and redecoration or anything else. During your tenancy we will continue to support you to ensure that you have an excellent experience in your new home.
Successful tenants’ rent must be a minimum 35% of the collective monthly gross income to comfortably pay the rent.
As an example, to rent a property that costs £1,000 a month, the renters’ combined income should be (100/35) x 1,000 = 2,857
So whether you are moving by yourself or with other people, make sure that everyone earns enough to afford the rent and can prove their income.
If you or anyone in your group will not be able to pass the credit checks and referencing, you can request for a guarantor credit check or to pay six month’s rent in advance. Your guarantor must also pass a referencing process.

Arrange viewing with us. We are very flexible, we will arrange a convenient time for you.
When you choose your property and had all your questions answered, we will ask you to pay a holding deposit equivalent to 1 week’s rent to reserve your property. Upon receipt of the holding deposit, we will stop advertising the property and showing it to others. The holding deposit is non-refundable and will become a part of your damage deposit which is equivalent to 5 week’s rent.
We will conduct credit checks to establish if you can afford the rent.
After passing credit checks, we will send you your tenancy agreement. Make sure that you understand your rights and responsibilities before you sign it.
Rent & Deposit payment
Once you sign the AST you will need to pay the first month’s rent and damage deposit. Your damage deposit is 5 week’s rent and will be held with the DPS for the duration of your tenancy. Some landlords do not require 5 week’s deposit and refer tenants to the Reposit scheme.
We meet you on the agreed date, hand over the keys and go through check-in inventory report.
